PICK A FLAT
ARTICLE 1 – Legal Information
The website pickaflat.com is published by PAF PROPERTIES, a simplified joint-stock company (SAS) with a share capital of €7,500, registered with the Paris Trade and Companies Register (RCS) under number 932 932 254 00018 (SIRET), whose registered office is located at 43 rue d'Aboukir, 75002 Paris.
Intra-community VAT number: FR 96932932254.
This document sets out the rules and terms governing commercial transactions between PAF PROPERTIES, operating under the trade name “Pick A Flat”, and the customer (hereinafter “the Customer”) for any booking made via the pickaflat.com website. It defines the rights and obligations of each party regarding the booking process, payment, modification and cancellation, as well as liability in the event of a dispute.
These GTC apply to any adult person making a booking via the pickaflat.com website. The Customer acknowledges having read and accepted the GTC before validating their booking.
ARTICLE 2 – Bookings
Any adult person may book an apartment via the pickaflat.com website. The booking is confirmed upon receipt of payment. By proceeding with payment, the Client accepts the apartment and the rate offered for the chosen period. A confirmation email will be sent to the address provided by the Client at the time of booking.
The Client is required to present a valid ID upon arrival. PAF PROPERTIES reserves the right to refuse access to the apartment in the event of failure to present a valid ID, without any refund. Identity data is collected in accordance with legal obligations and the privacy policy.
PAF PROPERTIES reserves the right to cancel any suspicious booking or in the event of fraudulent or unlawful payment.
The Client guarantees that all information provided at the time of booking is accurate and truthful.
The Client undertakes to book in their own name and to be able to present an ID as well as the bank card used for the booking at any time during the stay.
The Client must provide correct contact details enabling PAF PROPERTIES to contact them if necessary regarding their arrival or during their stay.
By confirming their booking, the Client acknowledges having been able to obtain the advice and information necessary to ensure that the offer meets their needs, and books with full knowledge of the facts.
ARTICLE 3 – Prices and Payment
Before confirmation, one or more rates, cancellation and payment policies are offered to the Client. By confirming the reservation, the Client accepts the price and conditions displayed.
The total price of a reservation includes, unless otherwise stated, the cost of the apartment nights, included services (cleaning, etc.), the tourist tax, and any supplements selected during booking. The rate may vary according to the apartment, dates, number of guests, and dynamic pricing.
The price is expressed in euros. Any conversion into foreign currency shown on the website is indicative: bank fees related to the exchange rate are borne by the Client.
If there is a discrepancy between the number of people stated in the reservation and the actual number of people present, additional fees may be charged per person per night, up to the maximum number of people allowed in the apartment.
Payment terms: secure payment (e.g., via the Guesty Pay link or other) is required.
Prior to arrival and in accordance with the booking conditions, the Client must provide a security deposit to PAF PROPERTIES through the technical provider SWIKLY. This deposit takes the form of a bank imprint (pre-authorization) on the Client's bank card. No amount is debited or blocked on the Client's account; only an imprint is made, within the authorized limit.
If the SWIKLY system is not operational due to technical constraints related to the country of issue of the Client's bank card, PAF PROPERTIES may request a deposit by bank transfer or, failing that, in cash.
Access to the apartment is strictly conditional upon the effective provision of the deposit. In the absence of a proper deposit upon arrival, PAF PROPERTIES reserves the right to refuse access to the apartment, without the Client being entitled to any refund, compensation, or reduction in the reservation price.
If damage, breaches, or deterioration are noted (including but not limited to: damage, loss of movable items, over-consumption, need for exceptional cleaning), PAF PROPERTIES reserves the right to withdraw all or part of the deposit through SWIKLY, up to the amount of the damages noted and justified.
If the deposit amount is insufficient to cover the full damages, PAF PROPERTIES expressly reserves the right to bring any legal action or any amicable or judicial recovery procedure against the Client to obtain the necessary additional compensation, including procedural costs and any fees.
ARTICLE 4 – Modifications and Cancellations
In accordance with Article L. 221-28 of the French Consumer Code, after confirmation of the reservation, no right of withdrawal applies.
The Client chooses at the time of booking the cancellation option that suits them (non-refundable, semi-flexible, etc.). Once payment is made, the chosen option cannot be changed.
For a non-refundable policy: the full amount is due and non-refundable. For a semi-flexible policy: a deposit (e.g., 30%) is paid upon confirmation, non-refundable, and the balance is due by a defined deadline (e.g., no later than 30 days before arrival).
Any date change accepted by PAF PROPERTIES is subject to availability. If the new rate is higher than the original, the difference is borne by the Client; if the new rate is lower, no refund will be made.
In the event of a no-show without notice from the Client, the reservation is cancelled without refund.
No case of force majeure, whatever its nature, gives rise to a refund of the sums paid. PAF PROPERTIES invites the Customer to take out travel insurance or to check the guarantees offered by their bank card before arrival.
Apartment problems and claims: the mere existence of a problem, inconvenience, or defect in the apartment (including, but not limited to, equipment, appliances, internet, plumbing, heating, air conditioning, or cleanliness) does not, under any circumstances, entitle the Client to cancel the reservation or obtain a refund of the amounts paid. The Client must immediately notify PAF PROPERTIES so that the necessary remedial action can be taken as soon as possible. No refund, compensation, or price reduction will be granted for problems that can be remedied within a reasonable period, unless expressly agreed otherwise in writing by PAF PROPERTIES..
ARTICLE 5 – Compliance with Usage Rules
The use of apartments booked through PAF PROPERTIES is strictly reserved for personal use, unless prior written authorization is granted. Any paid activity is prohibited without agreement.
The Client may take photographs for personal purposes but may not use them commercially without authorization.
The Client must respect the stated occupancy capacity, quietness, and good neighborly conduct. Any breach may result in cancellation of the reservation, retention of the deposit, or legal action.
Parties and noise disturbances are strictly prohibited. Monitoring devices may be installed in the apartment (e.g., decibel meters).
Failure to comply with the rules may result in intervention or eviction without refund.
ARTICLE 6 – Internal Regulations
The Customer acknowledges having read and accepted the internal rules of the booked apartment, which are transmitted to them via the pre-registration link by PAF PROPERTIES upon confirmation of the booking.
Electronic or handwritten signature of the internal regulations is mandatory and constitutes a condition precedent to access to the apartment. Without a signature, PAF PROPERTIES reserves the right to refuse handover of the keys and entry to the premises, without any refund or compensation being granted to the Client.
Failure by the Client, their companions, or their visitors to comply with the internal regulations may result, depending on the seriousness of the breach:
- the retention of part or all of the security deposit, strictly limited to the loss suffered and the cost of restoration;
- and/or immediate termination of the reservation, without refund of amounts paid for unused nights, if the breach makes continuation of the stay impossible or compromises the peace of neighbors or the integrity of the rented property.
Decisions to retain the deposit or evict are made in a proportionate and reasoned manner, following an adversarial finding when materially possible.
ARTICLE 7 - Air Conditioning and Heating
When air conditioning is mentioned in the apartment listing, this indication means that the apartment has an air conditioning system capable of cooling the room by several degrees compared to the outside temperature. This mention in no way constitutes a guarantee of a fixed indoor temperature below 24°C, and cannot give rise to any claim, refund, or compensation.
When the booked apartment mentions heating, we guarantee a temperature above 16 degrees, generally around 19 degrees. Subject to proper use of the heating system, with doors and windows closed.
ARTICLE 8 – Check In and Check Out
PAF PROPERTIES guarantees the Client check-in from 3:00 PM on the day of arrival.
If the Client wishes to arrive before 3:00 PM and this is materially possible, this service is a paid service and is subject to prior availability and express confirmation from PAF PROPERTIES.
If the apartment is not ready by 3:00 PM, the Client cannot claim a full refund of the booking. In return, they will receive compensation equivalent to 10% of the amount of the arrival night.
ARTICLE 9 – General Liability
PAF PROPERTIES is not liable for damage caused by third parties or beyond its control in the reserved apartments. It disclaims liability for loss or damage to the Client's personal belongings and injuries resulting from improper use of the equipment.
ARTICLE 10 – Intellectual Property Rights on Site Content
The entire website and its content (design, images, texts, videos, etc.) are the exclusive property of PAF PROPERTIES or rights holders. Any reproduction, distribution, or modification without authorization constitutes an infringement of intellectual property rights.

Personal data collected by PAF PROPERTIES is processed in accordance with its privacy policy.
